System maintenance includes routine cleaning of filters, coils, and drain lines, as well as inspecting and lubricating moving components such as belts and motors. Professional maintenance also involves examining electrical connections, refrigerant levels, and system controls to ensure proper functioning, optimal efficiency, and to prevent malfunctions.

Key Maintenance Tasks

  • Clean Filters:

    Replace or wash air filters as recommended to prevent airflow blockage, improve efficiency, and maintain air quality. 

  • Clean Coils:

    Clean the evaporator and condenser coils to remove dirt and debris, ensuring effective heat transfer and preventing system strain. 

  • Clear Condensate Drains:

    Flush condensate pans and clear drain lines to prevent water backups, mold, and potential damage to the unit. 

  • Inspect Belts and Pulleys:

    Check for proper tension, wear, and alignment, replacing any damaged belts. 

  • Lubricate Moving Parts:

    Lubricate bearings and other moving parts of the motors and fans to ensure smooth operation and reduce wear. 

  • Inspect Electrical Components:

    Check electrical connections, tighten any loose wiring, and inspect contactors and capacitors for damage or burning. 

  • Check Refrigerant Levels:

    Inspect for leaks and ensure the system has the correct refrigerant charge for efficient cooling. 

  • Inspect Controls:

    Check the thermostat and other control systems for proper calibration and operation to ensure accurate temperature regulation.
